Ontario has required the Standard Lease for most private residential tenancies since 30 April 2018. It cuts illegal clauses and puts rent, deposits, and duties in one place. Tenants should have it within 30 days of moving in.
Money first
Rent due date, how it is paid, last-month deposit. Term — often twelve months, not always. Then the unit itself: parking, utilities, insurance, who cuts grass, who fixes what.
Terms that get arguments
Subletting needs the landlord’s consent. The tenant cannot charge the subtenant more rent or extra fees.
A lease cannot ban pets as a blanket rule. A condo corporation’s rules and serious damage or danger are different files at the Board.
Entry needs 24 hours’ written notice for repairs, inspections, or showings, except true emergencies.
Talk first. Then the Landlord and Tenant Board. Leaseopoly uses the Standard Lease on every full-management and leasing file we place.
